With the adoption of Oregon’s new (2020-21) Middle Housing Development (MHD) zoning Code updates which allow for adding ADUs and additional primary housing units to lots zoned as Single Dwellings (SD). Using the MHD code SD lots can be divided into much smaller primary units with separate lots.

We designed the RAD HAIKU (tiny) HOUSE ©  just prior to the full zoning code changes when a Single Dwelling zone could still have up to (2) two ADUs per lot and now the code updates allow for up to two primary detached residences on a lot or with a MHLD (Middle Housing Land Division). This configuration can happen across a wide range of SD zones and requires and existing primary dwelling that had final inspections a min. of 5 years ago.

The HAIKU House is designed with a small footprint of 10 feet wide by 22 feet long but could easily be adapted with a slightly larger width or length to suite a specific site or program. Under the IRC’s new tiny house appendix, Tiny houses are 400 SF maximum, but if the loft portion is at or less than 6′-8″ in height then it does not contribute to the overall SF.

We are currently in the process of developing a series of prefabbed MHD “KIT” houses given their small sizes.

There is a lot happening in the SD zoning code changes that allows individual property owners to contribute to the housing stock going forward. Deciphering the Code is still quite opaque so get in touch and we would be happy to discuss options.
